A unit down to bare floor
WHATEVER THEY LEFT, WE CLEAR
Abandoned units are unpredictable. Some are half furnished and tidy, some are three feet deep with spoiled food, a dead fridge, and a mattress in every room.
We price on volume, clear the whole property including garage, attic, patio, and yard, and hand it back ready for repairs, inspection, or a listing.

How it works
CLEARED, DOCUMENTED, INVOICED
Trash-outs are as much paperwork as labor. You get the photo set and the invoice you need to close the work order, not just an empty unit.
HOW WE PRICE →01
Send the address and a few photos
Or just the unit size and how full it is. Same-day quote, next-day scheduling in most of the metroplex.
02
Arrival photos
Documented before anything is touched, so condition on arrival is never a dispute later.
03
Full clear-out
Interior, garage, patio, and yard. Appliances, carpet, and interior demo debris included if that’s the scope.
04
Broom-clean, photos, invoice
Swept floors, after-photo set, and an itemized invoice — net terms available for managers we work with regularly.
Rules and paperwork
TENANT BELONGINGS AND TEXAS TIMELINES
Eviction cleanouts have legal edges that junk removal alone doesn’t. We work inside whatever your attorney or constable has told you, and we don’t start until you tell us it’s clear to.
We work off your authorization
You confirm the writ of possession has executed or the property is legally yours to clear. We follow your instruction, not our own judgment about it.
Personal property handling
If your process requires belongings staged, boxed, or moved to the curb rather than hauled, tell us and that’s what we do.
Documentation for the file
Timestamped arrival, progress, and completion photos, plus an itemized invoice suitable for a lender work order or a deposit deduction.
Volume-based, not hourly
A trash-out that turns out to be twice as deep as it looked doesn’t become an open-ended hourly bill. The quote is the quote.
Where it goes
SORTED WHERE IT’S WORTH IT
Trash-out loads run dirtier than most, but appliances, metal, and electronics still get pulled out for recycling.
Metal & appliances
Refrigerators, ranges, washers, and bed frames go to scrap and appliance recyclers.
E-waste
Televisions, monitors, and computers route to a certified processor.
Donation
Genuinely usable furniture and housewares go to a charity partner where condition allows.
Licensed disposal
Everything else goes to a licensed transfer station, with weights and receipts available on request.
