ESTATE CLEANOUTS, MOVES & DOWNSIZING

Clearing a parent’s house, moving into something smaller, or emptying what the movers refused. Same crew for all three — we move at the pace you set and treat the house like it still matters.

A whole house, not a room

EVERYTHING LEFT AFTER THE FAMILY TAKES WHAT MATTERS

Whether it’s an estate after a loss or a downsize into an apartment, what’s left is the same: furniture in every room, a packed attic, a garage, and closets nobody has opened in a decade.

We clear all of it — floor to attic, shed to curb, plus anything the movers wouldn’t load. Donatable items go to a charity partner rather than a landfill, and we flag anything that looks valuable instead of tossing it.

When families call us

THE SITUATIONS WE SHOW UP FOR

AFTER A DEATH
A parent’s home
Sometimes weeks after, sometimes a year. There’s no wrong timeline and we don’t rush you through the house.
PROBATE & EXECUTORS
Court timeline
Executors need the property cleared and photographed. We document the work for the file.
MOVE TO ASSISTED LIVING
Downsizing to one room
A studio at a senior community holds a fraction of a house. We clear what doesn’t make the move.
MOVING DAY
What the movers won’t take
The sectional that won’t fit the new stairs, the replaced mattress, the garage remainder. One job, before or after the truck.
AFTER AN ESTATE SALE
The unsold half
Estate sale companies sell the good pieces and leave the rest. We clear the leftovers same week.
REALTOR ON A CLOCK
It has to list Friday
Full clear-out plus broom-clean so photos happen on schedule.
How it works

KEEP PILE FIRST, TRUCK SECOND

The mistake we see most is hauling before the family has walked it. We start with the keep pile, protect it, and only then start emptying rooms — around your closing or moving date if you have one.

HOW WE PRICE →
01
Walkthrough and flat quote
In person or by video. You get one number for the whole house, not a running clock.
02
Keep, donate, and unsure
Anything family wants gets staged in one protected room. Paperwork, photos, and documents get set aside, not tossed.
03
Room by room clear-out
We work in an order that keeps hallways passable and never leaves the front of the house looking like a dump site.
04
Donations, then broom-clean
Charity drop-offs happen the same day. Floors swept, closets empty, and the house is ready to list or hand over.
Downsizing and senior moves

MOVING A PARENT INTO SENIOR LIVING

Downsizing from a family home into an independent living apartment, an assisted living suite, or a child’s spare room is the hardest move most families make. The furniture math is brutal and the emotional math is worse.

Measure the new place first
An assisted living apartment often holds a bed, a chair, a dresser, and one table. We help clear what physically won’t fit before moving day, not after.
Family gets first pass
Nothing leaves until the family has walked it. Photos, documents, and keepsakes get set aside in one protected room.
Working with senior move managers
If you’ve hired a senior move manager or downsizing specialist, we take their haul list and schedule directly with them.
Medical and mobility equipment
Hospital beds, lifts, wheelchairs, and walkers get donated to organizations that put them back in service instead of scrapped.
The house afterward
Once the move is done we clear the remaining rooms, garage, attic, and shed so the property can be sold or rented.
Moving out and moving on

WHAT THE MOVERS WOULDN’T LOAD

Movers carry what you’re keeping. Everything else is a separate job, and it’s cheapest to deal with before you pay somebody to touch it twice.

Clear before you pack
Every item you haul is an item a mover charges to handle. Clearing first is almost always cheaper than moving it.
Move-out day and deposits
Apartments and rentals have to show empty and swept. We take what’s left so the walkthrough passes and the deposit comes back.
Closing this week
Anything left in the garage or attic after closing becomes your problem. We clear it before funding.
Boxes after you unpack
A truckload of flattened cardboard, foam, and packing paper hauled and recycled once you’re settled in.
Executors, realtors, and attorneys
Before-and-after photos, itemized invoices for the estate file, and scheduling that fits a court calendar or a photo day.
Where it goes

DONATION FIRST, ALWAYS

A lifetime of belongings deserves better than a single trip to a landfill, and most of it qualifies for something better.

Charity donation
Furniture, clothing, housewares, and mobility equipment go to local nonprofits — receipts where they provide them.
Metal & appliance recycling
Appliances, bed frames, and file cabinets go to scrap and appliance recyclers.
Mattress recycling
Mattresses and box springs are broken into steel, foam, and fiber at a recycler rather than landfilled whole.
E-waste & documents
Televisions and computers route to a certified processor; personal paperwork goes to shredding or back to the family.
Estate & Downsizing questions

BEFORE YOU BOOK

How much does an estate cleanout cost in DFW?+
It depends on the size of the home and how full it is — a two-bedroom that’s already half empty is a different job than a packed four-bedroom with an attic. We quote the whole house flat after a walkthrough or a video call. See our pricing page for how it works.
Do you help with moving, or only hauling?+
We’re the haul-away side of a move, not a moving company. We take what isn’t going with you — before you pack or after you’re out. If you need furniture moved to a new address, you want a mover; if you need it gone, that’s us.
We’re moving my mom into assisted living. Can you help decide what goes?+
We can’t make the decisions, but we make them easier — we walk the house with you, hold everything the family flags, and haul only what you release. Most families start with furniture that clearly won’t fit the new apartment.
Can you come after an estate sale?+
That’s one of our most common calls. The sale company takes the sellable pieces, we clear everything left the same week so the house can list.
What if we find something valuable?+
We set it aside and tell you. Jewelry, cash, documents, and photos turn up in dresser drawers and coat pockets constantly, and none of it goes on the truck.
Can you come the same day as my movers?+
Yes, and it’s common. We usually schedule right after the truck pulls out so the empty rooms are the only thing left to deal with.
Do you clear apartments for the deposit walkthrough?+
Constantly. Leftover furniture, trash, and closet contents hauled so the unit shows empty. Stairs and elevators don’t change the price.
We’re out of state — can you still do it?+
Yes. We arrange access, walk the house by video, and send photos as each room empties. Payment happens remotely.
Can you clear the attic, shed, and garage too?+
All of it. Those three are usually the fullest parts of the house and they’re included in the quote.
Do you take mattresses?+
Yes, and they go to a mattress recycler rather than the landfill. Many DFW apartment complexes fine tenants for leaving them at the dumpster.
